TB Simatupang (South Jakarta)

BSD City (Banten/Jakarta periphery)

Dharmahusada & Gubeng
Business-friendly with healthcare facilities, universities, and banks all within 10 minutes. These zones work well for medical, academic, and service industry KPPAs.
Tandes–Margomulyo Logistics Belt
This zone is all about proximity to Surabaya’s major port and industrial sites. If you’re testing the waters in import-export, manufacturing, or regional logistics, this is where your KPPA should anchor.
Citraland & West Surabaya Business Parks
A newer cluster, popular among property developers, architects, IT firms, and international schools. Clean, modern, and less stressful than the central city.
Bali is More Than Just a Beach Backdrop
Bali is quickly becoming a lifestyle headquarters for global wellness, sustainability, and digital-first businesses. Bali is also a heaven for many digital nomads who are looking for a comfortable living space for a work-from-anywhere style with access to cross-country business networking.
Renon, Denpasar
If you want to play it safe and stay inside the regulatory lines, Renon is your best bet. It’s the administrative heart of Bali and home to many legal firms, consultants, and licensed representative offices. Works well for professional services, education, and health-related sectors.
Sunset Road (Kuta–Seminyak Border)
Known for its mix of creative studios, PR agencies, and fashion brands. It’s easier to find OSS-eligible buildings here and the traffic is tolerable (by Bali standards).
South Bali (Jimbaran–Ungasan)
If your business involves hospitality, international events, or wellness retreats, this zone lets you be close to luxury resorts and co-located industry partners. It’s quiet, premium, and increasingly connected with business-class infrastructure.
Bandung: Young, Techy, and Underestimated
Setiabudi & Dago
Tech meets coffee. These districts are ideal for KPPA activities involving talent scouting, research, and partnership-building with universities. Bandung Institute of Technology (ITB) is just around the corner.
Pasirkaliki & Cihampelas
A busy commercial zone with a growing number of co-working spaces and service offices. Good pick if you want affordable access to urban infrastructure without going too deep into suburban terrain.
Medan: The Gateway to ASEAN’s Western Frontier
Polonia & Petisah
These are your core business zones in Medan, with established banks, coworking hubs, and service offices that understand foreign client needs. Suitable for plantation, agricultural trade, and regional coordination KPPAs.
Tanjung Morawa (Industrial Corridor)
Further out, but ideal for companies tied to supply chain, manufacturing support, or port authority engagement. Many commodity-focused KPPAs prefer this area to stay close to the field.
Location Rules You Shouldn’t Break
Even so, there are still things that need to be considered when determining the location of a representative office to avoid violating the rules or to maintain business credibility to be trusted.
1. Check Zoning Compatibility for KPPA
Not all “office buildings” are legally zoned for OSS-backed KPPA use. Always ask for the building’s Surat Izin Operasional or check with a local consultant to avoid costly rejections.
2. Virtual Offices Must Be OSS-Compliant
If you’re using a virtual office setup, it needs to be more than a mailing address. It must be part of a registered service office, with proper documentation for OSS and BKPM.
3. The Address You Use Affects Tax Office and Supervision
Your business location determines which tax office (KPP) you’re assigned to. Some tax offices are known for more intense audits, while others are better for startups. Choose your address wisely based on your operational plans.
4. Your Zone Should Match Your Sector’s Ecosystem
